Feasibility Analysis of Financing for Income Generation as an Effort to Support Sustainable Tourism in Pasar Pundensari Tourism Village, Madiun Regency (Comparative Study of Parking Lots and MSME Stands)

Abstract

This study aims to analyze the financing feasibility of two investment alternatives, namely parking lots and MSME stands, which are seen as a unit that can increase income, in order to increase income and support sustainable tourism in the Pundensari Market Tourism Village, 
Madiun Regency. The approach used is descriptive quantitative with a comparative study method, which refers to primary data through interviews, observation, and documentation, as 
well as secondary data from financial reports and market documentation. The analysis techniques used include Net Present Value (NPV), Internal Rate of Return (IRR), Net Benefit Cost Ratio (Net B/C), and Payback Period (PP). The results show that both types of investment 
are financially feasible, but the MSME stand has higher NPV and IRR values, a larger Net B/C ratio, and a shorter payback period than the parking lot. This suggests that investment in MSME 
stands is more effective in increasing village revenue. Recommendations are given to prioritize the development of MSME stands as a strategy to empower the economy of local communities 
while strengthening tourism attractions based on culture and local wisdom.
